Advantages of working with a real estate agent:
Real estate agents or brokers are generally paid through
the sales commission paid by the seller when a transaction closes. So
YOU will not have to pay your agent any money. Since agents have
expenses and financial obligations just like you, s it will be to your
mutual benefit if you chose a real estate agent and stick with that person.
The agent will respect your loyalty and respond with a sincere commitment
to you.
Real estate agents get information on homes for sale quicker
than websites such as Realtor.com, homes.com and so on. Real estate agents
have direct access into the MLS where websites such as realtor.com must
have a computer go fetch the new updated information. On top of that,
sometimes a realtor will not even have their listings on realtor.com which
is why it's advantageous to YOU that you work with a realtor to know EXACTLY
what homes are for sale.
All real estate licenses are not the same. Only real estate
licenses that are members of the National Association of REALTORS are
properly called REALTORS. They proudly display the REALTORS logo on the
business card or other marketing and sales literature. REALTORS are committed
to treat all parties to a transaction honestly. REALTORS subscribe to
a strict code of ethics and are expected to maintain a higher level of
knowledge of the process of buying and selling real estate. An independent
survey reports that 84% of homebuyers would use the same REALTORS again.
Home Buying Tips:
- To buy your dream home, the first thing you should do is get prequalified
for a loan. Go to your local mortgage company or companies online such
as Lending Tree and ask them to get your prequalified for a loan. The loan officer
will tell you exactly how much the bank will give you. Based on that
amount you can go shop for homes.
- Don't make any big purchases before getting prequalified for a loan.
Big purchases such as cars are not a good idae. If you buy a car and
you're married, you may find yourself leaning towards buying a new home
or upgrading to a larger home. The loan officer follows methods and
prequalifies you based on your income and expenses such as car payments,
credit cards, etc.
- Changing employers wil not affect your mortgage qualification, especially
if you're going to earn more money. However, for some home buyers, changing
of the job can be disastrous for your mortgage application.
